Zuppa, commercial developer to relocate to Rocketts Landing

Business is picking up at Rocketts Landing, with the addition of a popular Shockoe Bottom restaurant and a commercial developer opening new office at the development straddling the city boundary with eastern Henrico County.

Zuppa will move from its current location on North 18th Street to a space in the 210 Rock Building at Rocketts Landing, a mixed use community overlooking the James River on Route 5. The timing of the move has not been disclosed.

The restaurant will be joined by an up-and-coming construction company, Felts and Kilpatrick, which will open an office in the same building within the next 30 days. The custom-home builder and aspiring commercial developer has been based at Craig Kilpatrick's Hanover County home since its founding in 2004.

"It's centrally located," Kilpatrick said today. "We really like that project. I really respect what they've done down there."

Kilpatrick and his business partner, Nolan Felts, are both runners and mountain bikers, so they also like the new community's setting. "One of the biggest draws of Rocketts Landing is the proximity to the James River Park System," Kilpatrick said.

The company's new real estate arm, Cobblestone Realty, also will be based at Rocketts, where the company is leasing more than 1,400 square feet with an option to eventually buy the property.

My apologies. This story was in the ‘Breaking News’ section. There have been a lot of issues with RTD online lately, like comments not posting or taking forever to post, meanwhile, you can go make another post that gets added to an original post intended for another article. A few glitches I suppose.

Even so, I have no idea how an unknown development firm’s move to Rockett’s landing becomes ‘Breaking News.‘ Depends on who knows who. I bet if someone checked, someone at the up-and-coming firm has some close relations to someone at the RTD. Or, someone involved with Rockett’s landing development and sales team has a connection.

If this was “News” then perhaps all business moves should be published in fairness to all. Perhaps the Business section would have been more appropriate for this advertorial.

Future phases will occur within the city. A large commercial portion (office and retail) is envisioned west/north of the powerplant which will house the Boathouse. Additionally, plans call for a 13 +/- story condo tower to be built within the city. Obviously, the economy has likely put a screeching halt to these phases until things turn around. The portion in Henrico will have a much greater proportion of residential (schools, taxes argument), while the portion within the city will be decidedly more commercial.

Rocketts Landing does not straddle the city/county line. The land does, but the developers have been careful to make sure they build nothing inside the city limits. If you go out there you can see where they have almost put up a wall right at the city line.

Why won’t they build in the city? Because the city’s regulatory and inspections processes are so onerous and antiquated that it makes no sense for the developers to build there. What they can do in 12 months in Henrico takes 30 in the city.
