Kevin… it’s even worse than you think. Most of these “single-family homes” you see here are townhomes, not what you would normally think of as a home with a yard in a subdivision that generates the serious tax revenue. Chesterfield County hasn’t had a single subdivision plan submitted for approval in more than four months.
Of course, much of the reason there are so few permits is the recession. But just as much of a reason—or maybe more in the Richmond area—is building regulations that are absurd. US Census figures show that Richmond has the third-highest home prices of any area with more than 1 million population in the entire South. The reason why is rules like what Henrico has, where every new home in a subdivision must have either a side or rear-entry garage, which costs an additional $10,000 to $15,000 per home, or what Chesterfield has, where every non-townhome single-family new home must be at least 2,000 square feet, which is more than $30,000 more expensive than a home 250 square feet smaller, or where Hanover’s median new home price is over $400,000 due to wild overregulation.
Ask builders if they would rather build in Prince George, Dinwiddie or Chesterfield County they’ll pick Chesterfield in an instant, but the home they can build and sell for $200,000 in PG or Dinwiddie they can’t build and sell for $250,000 in Chesterfield. So they’ve moved south. The overregulation in the Richmond area is causing urban sprawl. Local officials don’t understand that.
These counties had better learn fast that they have to change the way they regulate development. If they don’t, the tax revenue that new homes generate will REALLY dry up and the deficits Richmond area counties saw in their budgets this year will be nothing compared to what they’ll see in the future.

I’m sure the number of forclosures are far far greater !!!
Perhaps if China completely takes us over things will start to turn around… Buy only imported goods and at least make your elected officials happy and K-mart HAPPY!!!
